With newer inventory on campus, it was important for our client to renovate existing, older apartment homes to keep momentum up across all availability. Spreading the word about these renovations and updates – and perhaps changing existing perceptions that the “other” building is not up to snuff – was paramount. The challenge was to pre-sell renovated apartment homes.

A Targeted Omni-Channel Campaign

Because this community does an excellent job of managing their CRM and has an active VIP waitlist, we were able to execute on a targeted strategy to reach these engaged leads via eblast with an exclusive offer to customize finishes and selections before renovations were complete. We deployed a second outreach that included a direct mail and an email inviting recipients to a “renovation reveal” event at the community.

As these email and direct mail tactics were going live in the market, we supported the effort with updated web copy and a web pop-up that encouraged site visitors to call the marketing team directly.
